Custom-built luxury homes are on the rise in Geelong, and Canny Projects is adding to the sophistication with a major $100 million development in Geelong’s Corio Bay. Known as Balmoral Quay, the luxury development will include 90 waterside townhouses of varying size and layout. The project will also work to rejuvenate sections of the Rippleside and St Helen’s beaches as a community asset by giving the foreshore a much needed makeover whilst extending the waterside walking track all the way into the Geelong CBD.
Balmoral Quay additionally boasts an impressive marina development with 200 berths. It’s the perfect spot for professional-minded Australians to continue living a sophisticated lifestyle.
The project is part of a long-term objective to put Geelong on the map as the most livable city on the eastern seaboard, and bring that Canny magic to the area. Aiming not only create homes that people would be proud to own, but a friendly, safe, and warm community in which to live.
Before we take a closer look into what Canny plans to bring to Geelong, let’s have a look at the achievements that put the luxury developer on the radar. We have been expert construction builders across Melbourne for over twenty years. We are a team of 50 plus professionals who work collaboratively on each project to ensure a seamless process with no surprises along the way. We only use the latest and highest quality materials and building systems, fittings, fixtures and equipment to ensure your project is delivered to the highest standard possible, on time and on budget.
Canny has received a number of awards over the years for home design, including the 2013 HIA Australian Overall Project Home of the Year for its grand renovation of this Kew home. The renovation added many modern fixings, such as a basketball court and home cinema, while preserving the house’s heritage features.
We have proven experience in townhouse development, having successfully revolutionized the scene with our Main Drive Kew development, and the architectural marvel of Gardin Hawthorn. We are dedicated to providing luxury homes that bolster the community, and provide a space for refined Australians to call their home.
The housing development side of Balmoral Quay consists of 90 luxurious townhouses. While stage one has already sold through, currently 23 two and three bedroom homes as part of stage two are still available, with further stages containing other configurations to follow. Each home is perfectly positioned to capitalise on its location and features the option for rooftop terraces and marina berths to further enhance a perfect oceanic lifestyle.
The homes were created to maximise indoor and outdoor living. The striking design also features vertical blade elements that frame the surrounding water and green space. The price of these townhouses range from $800,000 for a two bedroom unit, all the way up to $1.8 million for our larger, four bedroom units.
Canny, with its proven track record of townhouse development knows how to construct these developments to make every unit feel private, while still being part of a community. “These beautiful waterside townhouses will provide sophisticated accommodation for the smart-business and professional services executives who will underpin this city’s future,” Geelong mayor Darren Lyons said of the project.
You need look no further than our vast and varied portfolio of projects to see Canny’s construction abilities to meet any brief regardless of complexity and no matter how aesthetically or technically challenging. While developing Balmoral Quay from an abandoned shipyard to luxury estate will certainly be a challenge, we are confident in our ability to do so.
A house is just a house, even if it is a luxury custom-built house. What really makes a house a home is the community that surrounds it. For Balmoral Quay, the developers wanted to provide that sense of community that only a townhouse development can offer, so as well as the actual townhouses, a number of public works in the area are being undertaken, such as a $5 million investment for Rippleside Park enhancements, including a boardwalk through to St Helens Park and beaches on either side of the development.
The 200 marina berths will provide owners with a tight-knit community of like-minded boating enthusiasts, and help stimulate the city’s local economy. Corio Bay is one of Australia’s premier locations for recreational boating and sailing, including playing host to Australia’s largest regatta, the Festival of Sails. Under the watchful eye of an experienced Marina Manager, Balmoral Quay Marina offers both permanent and short-term berths with best practice marina management policies. Berths at Balmoral Quay Marina are available to purchase whether or not you are a resident.
This project will help create 1360 jobs over a four-year timeline, which will also help to revitalise the city’s sense of community. Darryn Lyons has pointed to the early success of these community-minded projects as a sign the “city by the bay is open for business”, while Geelong Planning Authority chairman Peter Dorling said he believed bookending the foreshore with Balmoral Quay would be the icing on the cake to ensure future livability with “quality development and quality investment”.
With Balmoral Quay, it’s obvious that the future of Geelong is destined for great things. Minster for Environment Lisa Neville lauded the creation of jobs and renewal of the site, stating that “Promoting new jobs, housing, and economic activity for the community is a no-brainer.”
With all of these things going for Geelong, it’s no surprise stage one of Balmoral Quay sold through so quickly. So if you want to secure your place in the city’s newest, most sophisticated development, there’s no time like the present to enquire into stage two.
